Early Bird Gets The Worm This well priced property came on the market late in the afternoon on a Wednesday, fortunately my clients were able to view the home that evening, and we were successful in negotiating a conditional deal before the end of the following working day.  The property type and area were in high demand.  Limiting market exposure for properties that are expected to get a lot of interest can save home buyers thousands of dollars.  Submitting a strong offer quickly after viewing the home ensured my clients did not have to compete with other Buyers.  This property likely would have attracted multiple offers with increased exposure.  Being able to firm up the deal quickly by fulfilling the financing and home inspection conditions within 24 hours was important to the Seller. The Buyers were quick to recognize the value this property offered despite being 15 years older (built in 1987) than similar priced properties in Vaughan.  This home was a great buy at this price for the following reasons: Size: At over 2500 square feet this home offered a great layout, finished basement and was significantly bigger than the majority of  comparably priced homes recently on the market. Lot 45 x118 feet: Homes in this area offer huge lots compared to some of the more recently built homes in Vaughan Walkability and Transit Access: This home is a walkable distance to the Maple Go Train station which is certain to impact appreciation going forward. Condition: Although this home needs some cosmetic updating, the Sellers recently replaced the roof, windows, furnace, and air conditioner, which will allow the Buyers to invest in cosmetic updates that suit their taste instead of big ticket home maintenance items.
